Adonait HOA is a software tool. What it reports on state, county and municipal rules is general information. Florida law changes every legislative session and county and city deadlines vary: confirm every date with the enforcing agency and the association’s attorney before acting. Using this platform creates no attorney-client relationship.

CAM license (Fla. Stat. §468.432)

In Florida, managing for compensation an association with more than 10 units or an annual budget over USD 100,000 requires a DBPR Community Association Manager license. This platform does not replace the licensee or authorize unlicensed practice: it prepares the work; the signature and the decision are yours.

The assistant can be wrong

It is an artificial intelligence system. Review every figure, amount, date and statutory citation before relying on it. What it brings back from the web — including a vendor’s license and insurance numbers — is what that vendor publishes about itself until you verify it with the DBPR and a certificate of insurance.

It sends nothing to third parties

The assistant drafts documents and schedules internal alerts addressed to you. Sending to a tenant, owner, vendor or agency is done by a person, from their own account and under their own responsibility.

Fair housing

The Fair Housing Act (42 U.S.C. §3601 et seq.) and Chapter 760 of the Florida Statutes apply. No listing, rule, letter or communication produced here may discriminate on race, color, religion, sex, national origin, disability or familial status. Responsibility for what is published or sent rests with whoever publishes or sends it.

Your data and documents

Each account sees only its own records and files; there is no admin view that crosses accounts. To analyze a document the AI is given a temporary link to that file; it is not used to train models. See Privacy and Terms.

Pricing and renewal

Amounts in US dollars, per month, taxes not included. The level is chosen by number of units; the cap is commercial and is not enforced by the software: the console does not count units or block anyone who goes over. The subscription renews on its own until you cancel it, which you can do at any time from your account; payment is processed by Stripe and invoices come from there. Prices may change for new sign-ups: yours is the one you accepted. The Helper level $29 is the AI alone: it does not open the operating console and gives no seats to your team. The other four open the same console — Starter $49 up to 10 units, Pro $150 up to 100, Enterprise $349 up to 500, White label $899 with no cap. White label (name, logo, colours and domain) is set up during onboarding: it is not a panel the client configures alone.

4-month demo

It is a 120-day trial of the Enterprise plan, with no card. If no payment method is on file when it ends, the subscription cancels itself and nothing is charged. If you add a card during the period, billing starts on day 121 at the current price. One demo per customer.

It runs on the numbers you enter and is your estimate, not our measurement. It is not a promise of savings, a quote, or employment advice: staffing decisions belong to the employer and are governed by their contracts and applicable law, not by this page.

Integrations

What appears in green with a tick on the integrations wall is what works today; everything else can be connected or replaced, but that is custom work, with a quote and a date, and it is not included in the plan. MLS data is displayed under MiamiRE rules, including brokerage attribution; the availability of the MLS or any third-party service is outside our control.

Scope of each account

Access is shared per building and enforced by the database, not by the screen: whoever holds an active seat on a property sees that property. Staff see the whole building; a resident sees only what carries their unit. Putting a seat on hold cuts access immediately. A seat can only be created with an invitation code from the administrator.
