What the building stops paying
The software bill drops 82% in a 100-unit condo and 82% in a management company with 2,000 units.
This is the most conservative arithmetic available: it compares only the seven subscriptions Property OS replaces in full —$838 and $16,770 a month— against what Property OS costs. The other ten, which it partly covers, add nothing to the savings here, and the hardware the building already owns keeps working.

How many buildings need to be managed

56.3M = 29.6M homes in associations + 26.7M in rental buildings with 5 or more units; it counts a rented condo twice, so it overstates slightly. The per-unit prices come from AppFolio: 9.6M units, and 78% of its revenue comes from payments and services, not subscriptions.[5] For comparison, Grand View Research sizes property management software at US$3.61B worldwide in 2025, growing 6.4% a year.[6]
Florida: compliance is no longer optional
- SB 4-D (2022). Milestone inspection at 30 years (25 near the coast) and a fully funded structural integrity reserve study.[7]
- HB 1021 (2024). Since Jan 1, 2026, every condo with 25 or more units needs a website or app with its official records.[8]
- HB 913 (2025). Registration with the DBPR, documents posted within 30 days, and recordings of virtual meetings.[9]

Excludes intercom hardware (US$4,000–6,500 per panel) and payment processing fees. With a management company, access control, intercom and payroll are usually paid by the associations: the 2,000-unit column is ecosystem spend, not one company’s bill. Yardi Breeze for associations charges US$1 per unit with a US$400 minimum.[17]

This list is not written on this page: it comes from the console’s own menu, with the same one-line description each screen has inside the product. If a function shows up here, it exists and it is live. Each building turns on the modules it needs during onboarding, and what a user may not see is blocked by the database, not by the screen.

Assigned to a unit with an optional monthly plan that joins the automatic charges, and each session is billed when it closes: by time, by kWh, a flat fee, or included in the plan. Past the hour limit, a “move your car” notice goes out and is logged.
Facilities · marina
Slips with their maximum dimensions, boats with length, beam, draft and insurance expiry, contracts by month or by night, a waiting list when a boat does not fit, and hurricane or expired-insurance notices to the owners.
Facilities · golf and courts
Golf tee times and tennis, pickleball and paddle slots, per-unit memberships with a monthly fee charged to the account, and classes, clinics and tournaments with a limit and per-unit sign-up.
Housekeeping
Service requests, cleaning reports with a checklist, before-and-after photos and the supervisor’s signature, supply orders he approves, equipment problems that open a real work order, and requests made by residents.
Staff radio and location
Radio by channel: press the button, talk, and the message reaches the phones on that channel — live or later, because it is stored — with a record of what was said, and only among staff. And where each employee is during the shift, with a written notice the employee accepts before starting.
Common area requests
A resident reports something in the pool, the gym or an elevator, adds photos and follows the office’s answer from the app.
Where revenue per building grows
At AppFolio, payments and services are 78% of revenue.[5] Property OS already collects from residents by card and bank debit through Stripe Connect, with a Plaid bank connection and recurring charges that post themselves; the money lands entirely in the association’s bank, with no fee of ours, and today only the subscription is billed. Resident payments already run inside the system.

How it is built and how it scales
Foundation
- Next.js 15.5, React 19, TypeScript 5.8 and Tailwind 4, deployed on Vercel.
- Firebase: authentication, Firestore, and a dedicated bucket for documents.
- AI with Anthropic’s Claude Opus 5 for the office and Claude Sonnet 5 for residents and prospects.
- Payments with Stripe (Connect and Identity), banking with Plaid, email with Brevo, voice with Vapi, and signed webhooks.
- More than 48,000 lines of TypeScript in 174 files, plus 4 daily cloud jobs: recurring charges, media retention, backup and plan usage.
Security
- Each person gets in with a seat in the building, created only through an invite code that fixes role and job.
- Residents see only their own unit, and buildings are isolated from each other: the database rules enforce it, not the screen.
- Per-area, per-user-type permissions, tested against the rules API before going live.
- From an ID document only the last 4 digits and the expiration date are kept; photos are deleted after 30 days.
- The AI never touches the database on its own: it runs as the signed-in user, with that user’s permissions.
- API and integration keys are stored only as SHA-256 hashes; Social Security numbers and full tax IDs are never stored.
Scale
- No servers to size: Vercel and Firestore grow with usage and are billed by usage.
- A new building is new documents with their own identifier, not new infrastructure.
- Every query filters by building at the source, so read cost does not grow with the total size of the database.
- The scheduled jobs — recurring charges, media retention, backup and plan usage — run in the cloud, every day, with no machine of our own.
- AI cost, the only line that moves with usage, is managed with caching and lighter models where they are enough.

List prices from each provider; excludes support, sales and people costs. Because pricing is per unit, the price does not fall as buildings get bigger: the floor is the Pro plan’s. AI cost is still the lever to watch. Authentication stays within Firebase’s free tier up to 50,000 monthly active users. It also excludes usage-based costs: Stripe Identity checks (US$1.50 per approved verification, currently paid by Adonait and enabled per building), Stripe fees on each payment (paid by the association), and voice-agent minutes (paid by the building to Vapi).[28]
